Operations and Maintenance (O&M)
Certified Technician

Reports To: Maintenance Supervisor
Shift: First Shift
Status: Full Time

Job Summary: The operations and maintenance certified technician must be an independent working self-starter, with excellent customer oriented communication skills. This individual will be responsible to perform routine service and inspections of all mechanical equipment, electrical and plumbing systems, fire and security systems, as well as setting priorities for multiple tasks and functions primarily within Hattie Larlham Center for Children with Disabilities and on occasion group homes, Achieve and supported living homes. The O&M certified technician must be able to perform preventative and predictive maintenance on complex utility systems as well as be flexible to perform general facility maintenance, minor repairs and a variety of miscellaneous duties as assigned. This individual must be flexible to be on call 24/7 to provide customer assistance for emergency repairs and will report too and work directly with the Maintenance Supervisor.

Essential Duties and Responsibilities:

  1. Install, replace, repair, and wire various pieces of electrical equipment, such as light fixtures, electrical outlets, switches, contactors, motors, controls, appliances and various other pieces of equipment.
  2. Repair medical equipment such as, mist machines, suction machines, K-pads/T-pads, and various other items.
  3. Install, replace, repair and maintain various plumbing equipment such as water heaters, dehumidifiers, filters, water and sewage lines, sinks, faucets, toilets, bathtubs, and pipes.
  4. Install, replace, repair, and maintain various heating and air conditioning equipment such as furnaces, air conditioning units.
  5. Repair, and or replace windows, doors, floors, door closures, and locks, as well as office furniture. Perform rough and finished carpentry on a variety of maintenance repair jobs and new request.
  6. Repair metal parts and equipment. Have basic fundamental knowledge of metal working.
  7. Paint rooms, window frames, signs and equipment along with other building interiors.
  8. May be called upon to make deliveries, pick up parts, or other necessary errands as directed.
  9. Performs annual, semi-annual, weekly, and other periodic checks for service equipment through out Hattie Larlham agencies, including generators, HVAC, and refrigeration equipment, air compressors, vacuum pumps, and circulation pumps. Conduct inspections or any needed repairs, replacements, trouble shooting and preventative maintenance on assigned properties.
  10. Possesses working knowledge, to operate, troubleshoot, and repair floor care equipment, as well as washers and dryers.
  11. Responsible for participation in maintaining a safe workplace and attending annual mandatory safety training.
  12. Practices fair and professional conduct with associates in accordance with company policies, as well as having the ability to work with others in a teamwork setting. Ensure the highest level of performance, professionalism and respect to residents, fellow employees, associates, and contractors.

Qualifications

Education Qualifications: Must have a High School diploma or equivalent education; technical degree preferred, or documented vocational training and or demonstrated experience in skilled/semi-skilled areas of maintenance (i.e. electrical, plumbing, heating, air conditioning, carpentry, metal work, welding, soldering, hand power tools, and stationary power tools), as well as experience in fields directly related to this job description.

Required Credentials, Minimum of at least one Licensure or Certifications other than the mandatory Valid Ohio Drivers License:

  • Electrical Certification
  • HVAC with EPA Certification
  • Waste Water Treatment Plant License
  • Ohio Stationary Engineers License
  • Valid State of Ohio Drivers License

Preferred Credentials, Licensure or Certifications:

  • Ohio Stationary Engineers License
  • Electrical Certification
  • HVAC with EPA Certification
  • Ohio Drivers Class D Operators License

Experience and Knowledge Necessary: At least 3 years experience in a facilities maintenance position; knowledge in building/remodeling projects; knowledge of building practices and trades, HVAC, refrigeration, controls, boilers, laundry equipment, environmental services, purchasing, fire and safety systems, emergency power systems, vehicle maintenance; knowledge of standards, practices, procedures, rules and regulations that govern long term care facilities including Medicaid, Licensure, OSHA, NFPA, EPA, and federal, state, and local facility code compliance in areas of; project work, service and repairs, inventory control, safety practices, and routine maintenance; proven skills in use of power and hand tools and the ability to establish a positive, productive and safe work environment; knowledge and understanding of Microsoft office products including Word, Outlook, and Web Based work order management systems.

Physical Demands: Must be able to communicate orally at a variety of end-user understanding levels, for small and large groups; be able to write all types of correspondence, utilizing computer and agency related software. Must be able to perform all tasks in a safe expedient manor, as well as walk, climb stairs, push, pull, read, carry, hear, drive and lift a minimum of 60 pounds.

Reasoning Ability: Must be able to work cooperatively and relate to different personalities; deal with multiple problems and challenges; must be able to make decisions with confidence and prioritize workload while coordinating multiple demands. Maintain an approachable demeanor, while maintaining a professional position, that link to Hattie Larlham Visions and Values.

Decision-Making Responsibility: Is responsible for a variety of operations and decisions, which are within position’s description, but occasionally, requires innovation beyond scope of existing practices. Results have impact on agency’s objective and image.

Job Relationships/Contacts:

  • Internal Contacts: Executive Staff, Administrative Staff, Administrative Assistants, Business Office, MIS, Purchasing, Human Resources and Safety Committee and other employees.
  • External Contacts – Types of Contacts and Purpose: Vendors for maintenance of mechanical systems, roofing, building, masonry, electrical, painting/papering, vehicle repair, hydraulic lift repair, paving, fire and safety systems, boilers, refrigeration, laundry equipment, cleaning equipment and chemicals, emergency power systems, lawn service and other maintenance vendors.

Individual/Resident Relationships: Relationships with individuals involve the development and/or implementation of plans.

Work Environment: Primarily Hattie Larlham Center of Excellence, with occasional work at the ICF/MR Group Home Facilities, Community Living, Supported Employment, Housing Corporation with other occasional travel.

Working Conditions: Normal working hours are between 8 a.m. and 4:30 p.m. for fist shift, 4 p.m. to 12:30 a.m. for second shift, 12 a.m. to 8:20 a.m. for third shift Monday through Friday, unless on third shift the days are Sunday night through Thursday morning. Employee may be required to work evenings, weekends, and holidays as required by workload. Attendance at conferences and meetings pertaining to the operation of Hattie Larlham may be requested. The employees will be required to carry a pager or cell phone on a regularly scheduled basis in the event of an emergency.
